RENTERS INSURANCE

If Renter’s Insurance is a requirement before signing a Lease Agreement, the minimum required coverage is:

  1. Tenant must provide proof of coverage for a minimum of $100,000.00 in legal liability protection prior to move in. This is to protect the property and Tenant from damage to the Landlord’s property to include damage caused by Water, Fire, Smoke and Explosion. This coverage must be maintained as long as Tenant shall occupy the premises under this or future lease agreements.
  2. WATER COVERAGE MUST BE PROVIDED FOR NEGLIGENT RESIDENT-CAUSED DAMAGE TO THE INSURED’S UNIT OF POSSESSION AS WELL AS ADJACENT UNITS DAMAGED DUE TO THE INSURED’S NEGLIGENT ACTIONS. (i.e. If I accidentally overflow my bathtub, will this policy cover the damages to my unit and adjacent units?)
  3. Additional coverage must be provided against damages caused by pets (i.e. carpeting ruined by pet urine, or damages caused by scratching or gnawing) and against burns (i.e. caused by irons, cigarettes, etc. on countertops or carpeting) or stains (in carpeting).
